Our project will be the first of a series of Vital Living Estates all anchored in a philosophy which
integrates Active Aging and Green Living, called the Vital Living Concept. We envision that this
concept will become a global movement, enhancing mankind’s awareness of the need to live in
harmony with People and Environment, by starting with Self.
Mission
Our mission is to make our project a resounding success, for it to be a glowing example of a Vital
Living Estate as well as for the practical implementation of our Vital Living Concept.

We believe that any business depends on the well-being of two important elements: Money and

The success of any business is determined by the health of its financial system. We see Preplanning,
Probability Forecasting and Feed-back Analysis in a constant process of Evaluation and Growth.
The quality of its Employees and Customers determines the true health of a business. Fair
Remuneration and Healthy Work Environment in a symbiotic relationship with Value-for-money and
Excellent Service are imperatives for us.
Guests
The Rozelle Vital Living Estate will mainly cater for short-stay and longer-stay guests and day visitors. It will
include Rozelle Village which will cater for short-stay and longer-stay guests as well as homeowners.
Our Vital Living services and facilities will be open and available to all guests and homeowners of the Estate
and to the entire senior community of Wellington.
Vital Living not only is an enormous buyers market but can become the only way to live and survive in the
modern world. This may well be the only way to a happy life. It is wide ranging and virtually includes every
aspect of life on earth from the most mundane and practical to the highest form of spiritual life. The Vital
Living Estates turn the theory into practice.
The broadly based target market is the enormous Senior Citizen market. Although it contains some houses
for retirement it is not a retirement village. Retirement villages, in fact, are clients. Yet it will contain
everything needed by the older resident and more.
It is foreseen that there could be a range of estates all over South Africa and elsewhere in the world. It can
range from urban locations being a major element in and for their immediate communities to exclusive rural
estates. All would be linked to a central data base of product info, programme material, experiential info, etc.
The Estates will have as its main focus Tourism of any kind but especially Eco-tourism. It will also focus
strongly on the modern development called Wellness.
We will therefore explore and harvest both the lucrative senior citizen market and the exploding green
consciousness market.
To create a concept which would improve Mankind’s life on earth and in so doing create a high return
business, is certainly the ultimate win-win situation.
Homeowners.
1. You sign two contracts: A Deed of Sale, which identifies your stand, and a Construction Contract, which
identifies the plan you selected for the house to be constructed.
2. The contracts will be between you the Purchaser and iBuild Properties, the Developer.
3. This project is what is referred to as an Own Title Group Housing Project.
4. This means you the Purchaser, takes transfer of your stand BEFORE the house is built.
5. This type of development has two major advantages:
5.1 The transfer fees are calculated on the purchase price of the stand only.
5.2 The purchaser is 100% safe because the stand INCLUDING all improvements on it, is by law the
registered property of the purchaser.
